    1. Listening - I start with a thorough briefing: your programme, your budget, your timeline, and the site context.

    2. Designing - From analysis to concept to developed design, you're involved at every decision point.

    3. Permitting - I handle the full planning and building permit trajectory, including heritage and MER screening where required.

    4. Building - I coordinate contractors, review work on site, and manage the process through to final delivery.

    5. Handover - The project is closed out properly: as-builts, warranties, certificates, and a post-occupancy check-in.
